Improved Airbnb Integration

We have improved our integration with Airbnb to make it more real-time, easier to read and respond to guests, and automatically merge the Airbnb conversation with other platforms like SMS and email when the guest books.

 

Benefits of our new integration with Airbnb:

  • Receive inquiries in individual conversation threads with a link to the Airbnb listing
  • Talk to guests as you would on the SMS or WhatsApp platforms, no need to read the guest’s message in the small email preview
  • If the guest does book at your property, we will automatically add the Airbnb thread to the SMS thread so you can easily switch communication platforms
    • A caveat is the phone number on the reservation needs to match the phone number on the guest’s profile on Airbnb
  • Akia can send automated replies (e.g. what’s the wifi password?) to the guest

Redirect Guest on Mini App Submission

After the guest submits their registration card or rental agreement, do you want to redirect them to your website or perhaps to a menu of room enhancements they can purchase? Set up an automatic redirect in your Mini App so there’s no chance of guests falling off.

 

Go into your Mini App editor, click on the three-dot icon, and Redirect on Submission to configure your automatic or conditional redirect based on the guest’s data.

Quickly Set Task Duration

Does your team have set times they should clean rooms within? Use our new preset task duration buttons to let your team know when they should complete the task to ensure everyone knows the expectations. This is supported on both manual task creation and templated tasks!

 

These quick buttons can be configured on a per Akia account basis, so please let us know if your account wants to have a custom configuration.

Condition Check if a Card is Valid

Due to increased fraud risk, we have added two new automation conditions Payment Processed and Authorization Held to prevent an automation from being performed if a guest provides an invalid card.

 
  1. Click on the three-dot menu next to your Mini App screen and click Payment Configuration
  1. Select Flag if Payment Succeeds and add any required payments and/or authorization
  1. In your automation conditions, add Payment Processed or Authorization Held to only perform the specified action if the card is valid
 
💡
Enabling Flag if Payment Succeeds means you are allowing us to toggle a true/false flag on the guest’s reservation. The best practice is to only have this selected on one of your Mini Apps (such as your Registration Card or Rental Agreement) to ensure it doesn’t get accidentally toggled during the guest’s stay and the guest doesn’t receive future automated messages.

Other Updates

  • Export Report data in Akia
    • Click on the three-dot icon to the right of the Columns to Export the report data into a CSV file
    • For Mini App Submission Reports, we also support View All Submissions which pulls up a PDF of all of the submissions for easy downloading
  • Automatically updating guest profile pictures from ID verification (and manually update photos)
    • Want to add ID verification to your account? Reach out to us in the Support Chat or at help@akia.com! With ID verification, Akia will automatically compare the guest’s ID with their selfie to confirm it’s the same person, as well as check the name on the ID against the name on the reservation.
  • New inbox folder: Arriving Today
    • Toggle to this inbox folder by clicking Home on the inbox conversation thread list
  • Quick text formatting in the Mini App editor for certain components
    • Highlighting a word or sentence in your Text Block (for example) will show a popup editor that allows you to italicize, bold, or hyperlink the selected text
  • Automatically pop open the Akia web chat
    • Under the Prompts section of the web chat configuration, select if you would like the chat to automatically pop open rather than sending a notification to the website visitor

Mobile App Updates

Pinned Mini App

Does your property have a single Mini App you want to quickly reference while talking with a guest? (Normally this might be your Registration Card or Rental Agreement.) If so, we can designate a single Mini App as pinned, so it is easily accessible in the floating window in the guest conversation thread. When the window is minimized, we will show a checkmark if the Mini App has been signed.
