Smart Upsells

Because Akia receives all of your reservations from your PMS, we can help your team collect additional revenue by upselling the guest early check-in, late checkout, or stay extensions based on room availability.

 

This can be configured as a component in your Mini App and guests who are not applicable will not see the component on their Mini App view to prevent confusion. You can also use one of your automated touchpoints to text the guest a Mini App if they are eligible for one of the upsells.

 
Worried about guests purchasing an upsell and not being able to fulfill it? Akia automatically creates an order that your team can manage, and by default, only charges the guest’s credit card when the order is accepted. You will need to install Stripe to collect the guest’s credit card and process payments. Learn more here: Payments
 

Arrival Upsell (Early Check-in)

Configure a price for different check-in times or charge a flat fee. Guests will only see this component if nobody is checking out from the room on their arrival date (at the time of their viewing).

Departure Upsells (Late Checkout & Extend Stay)

Configure a price for different checkout times or charge a flat fee. Guests will only see this component if nobody is checking in to the room on their departure date (at the time of their viewing).

 

Allow the guest to extend their stay one night with a discounted price (for display purposes we set the average night price to $100), and if it meets the extend stay range. Set an extend stay range to prevent guests from making a 3 night marketable window into a 2 night gap that is hard to sell. We calculate your average night price by the reservation payment value we get from your PMS.

Automated Touchpoint

After you have added the component to your Mini App, you can create the automated touchpoint that can text the guest if they are applicable for the selected upsell.

Send Automated Messages to Guests on Airbnb

We understand that Airbnb has become stricter in keeping guest communication on their platform. To abide by this, with our direct integration with Airbnb, Akia can now send your automated messages to the guest on the Airbnb platform.

 

The Airbnb app needs to be installed in Akia here for the Airbnb platform to show up in your automations. Once Airbnb has been installed, you’ll see it as a message platform you can use:

Akia can only connect with one Airbnb account email at this time. If you have multiple Airbnb accounts, we would suggest creating a new Airbnb log in that has access to all of your Airbnb accounts to link to Akia.
 

Updated Payments & Fees Section

We've updated the look of the payment configuration page to make it easier to configure your upsells, required charges, authorization holds, and payment timing in their own sections. To access the payments page, click on the three dots next to a screen name and select Payment Configuration.

You can then navigate to the Settings tab where you can enable Capture Payment which allows Akia to collect the guest’s credit card.

Mini Apps

  • Guests can click the required counter in their Mini App to automatically scroll to the next required field
  • No longer prompt the guest for credit card if their cart total is $0
  • If you have per-night pricing for a Collection item, Akia will automatically price based on the guest’s remaining nights, not the total nights of their stay
    • QR code submissions will have 0 nights for pricing
  • Re-ordered Mini App elements in the sidebar screen editor
  • Fixed Mini App screen display rules resetting
 

Automations

  • Support X Days Before Departure option for scheduled action touchpoint
  • Fixed trigger automations not firing correctly
  • Fixed numbered lists not rendering in email templates
  • Fixed not falling back to the next deliverable platform correctly for scheduled messages
 

Inbox & Reservations

  • Add routing recipient's name to the routing activity message in the conversation thread
  • Set Room Ready status if the room was ready to the arrival date
  • Updated appearance of non-templated messages sent on the email platform
  • Fixed duplicated WhatsApp quick reply message being sent
  • Fixed duplicate authorization holds showing in the guest conversation thread
 

Team Communication & Analytics

  • Changed Customers counter in AnalyticsGeneral Activity section from the number of arriving customers to engaged
  • New column in Tasks report for sub-task is true/false
  • Limit archiving and blocking of guest chats to Akia admins or super admins
    • If you do not want to see closed chats, you can update your inbox settings here and uncheck Other closed conversations
 

Misc

  • Kiosks show unsigned Mini Apps 1 day before arrival, throughout the guest's stay, and on their departure date
  • Allow meta.xxx message tokens to be used in other places like in task creation
  • Only accepting image files for Akia's image uploader (Mini App image component, customer profile picture, etc.)
