What Is the Upsells Feature?
Akia can help your property generate additional revenue by surfacing upsell items like early check-in, late checkout, and stay extensions on your Registration Cards or Rental Agreements for easy purchasing by guests.
How Do I Create Upsells?
Because Akia receives all of your reservations from your PMS, we can help your team collect additional revenue by upselling the guest early check-in, late checkout, or stay extensions based on room availability.
Early Check-in
Configure a price for different check-in times or charge a flat fee. Guests will only see this component if nobody is checking out from the room on their arrival date (at the time of their viewing).
Late Checkout
Configure a price for different checkout times or charge a flat fee. Guests will only see this component if nobody is checking in to the room on their departure date (at the time of their viewing).
Room Upgrade
Show available rooms guests could upgrade to for a discount, letting them stay in a nicer room and allowing you to resell their original room.
- To set up the Room Upgrade logic, please first go to the Room Types section in Settings (note, this is only available for Akia Admins or Super Admins) and confirm any detected room types (if applicable).
- Confirming a room type, means it will show up in the Active Room Types section and you’ll be able to mark it upgradeable/configure the upgrade path.
- For example, if all of your units are named differently, but the format is the same (e.g. 2 Queen beds, 2 King beds, 1 Queen bed) then you can add them to an existing room type.
- Once you have your Active Room Types set, click into the cheapest room type (e.g. 2 Queen) and checkmark Upgradeable - meaning a guest in this room type could be upgraded to a different room type you specify.
- The price you specify for each room type is the average price
- The discount is calculated based on the difference between the price of the guest’s current room type and the price of the upgrade
- E.g. My 2 Queen is $200 and the 2 Queen Suite is $600, the difference between these is $400. If my discount percentage is 50%, the price guests will see for this upgrade is $200 ($400 x 50% = $200)
- Now that you have the cheapest room, lets add an image for the upgrade options so guests can see what they’re upgrading to (and any other upgrade opportunities for guests in the 2 King room type).
- The Room Price here will be taken into consideration for the discount when it’s offered to the guest
- Repeat steps 2 and 3 for each room you want to allow guests to upgrade
- Add the Arrival Upsell component to your Mini App
- The guests will now be able to select the upgraded room (if applicable) in their Mini App
Extend Stay
Allow the guest to extend their stay one night with a discounted price (for display purposes we set the average night price to $100), and if it meets the extend stay range. Set an extend stay range to prevent guests from making a 3 night marketable window into a 2 night gap that is hard to sell.
We calculate your average night price by the total payment (without tax) of the reservation divided by the guest’s length of stay. For example, a total payment of $500 for 4 nights with a 20% discount would be $500/4 = $125 * 0.8 = $100 for the stay extension.
Automated Touchpoint
After you have added the component to your Mini App, you can create the automated touchpoint that can text the guest if they are applicable for the selected upsell.

- 🏨 Offer guests staying in Single Queen rooms an upgrade to a Deluxe Suite for an additional $35 per night.
- 🍼 Offer a $50 babysitting voucher on your rental Agreement to guests staying more than 3 nights.
